Butler County Realtors have seen a solid year in home sales for 2020.

Local Realtor Glenn Cooper, owner of First Realty of Greenville, shared home sale numbers with The Greenville Advocate.

For the entire calendar year 2019, Realtors sold $7.14 million in homes.

This year, January through Monday, Realtors have sold $7.16 million.

For 2020, the average days on the market is 217 days compared to 149 days in 2019.

September was the biggest month for volume, with Realtors selling $1.43 million. In September 2019, Realtors sold $415,318.

Statewide, the Alabama Association of Realtors reported that September home sales in the state increased 21.9 percent year-over-year from 5,510 to 6,719 closed transactions.

Statewide, home listed for sale decreased 33 percent from 21,373 listings one year ago to 14,329 in September.

Cooper said the same is true in the Butler County market.

“Extremely low inventory is a huge issue right now,” she said. “We have buyers, we just don’t have enough active listings to show them. Also, rental property is in extreme demand.”

The statewide median sales price in September was $200,779, an increase of 14.4 percent from one year ago and a decrease of 1.1 percent from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing.

Locally, the median sale price for September was $98,500 down from $100,700 in August. For the year, the median sale price is $89,750.

In September 2019, the media selling price was $55,250. Overall for 2019, the median sale price was $91,500.

Statewide, home sold in September averaged just 76 days on the market, which is six days faster than one year ago.

In Butler County, the average days on the market was 133, while it was just 30 days on the market last September.

Low interest rates have helped home sales across the country.

“We have definitely had an increase in buyers,” Cooper said. “They have been coming from all over the country to look at properties in Butler County. Now is a great time to list.”
